Nikki Beach Plans Mixed-Use Resort and Residential Project Outside Marrakech
More than 100 suites and 50 villas will anchor Nikki Beach’s first Marrakech development.

Nikki Beach Hospitality Group has announced plans to move into Marrakech with a new resort and residential development slated to open in 2028, adding a large-scale lifestyle property to the city’s luxury pipeline.
The project, called Nikki Beach Resort & Spa Marrakech, will be built along Route de l’Ourika, about 20 minutes from Marrakech Menara Airport. The development combines a hotel, branded residences, and the brand’s signature beach club concept into a single site, making for a mixed-use destination built around day-to-night programming.
At the core is a resort with more than 100 suites, ranging from entry-level rooms around 500 square feet to a top-tier Celebration Suite of more than 5,000 square feet. The hotel will also feature multiple dining venues, outdoor bars, and a full wellness component.
The residential side is a separate but integrated enclave, with more than 50 serviced villas. Each unit will have a private pool, an outdoor jacuzzi, and dedicated parking, along with access to the hotel’s amenities. The layout leans toward a self-contained community model, with lagoons, pathways, and shared facilities tying the villas back into the resort.
Marrakech has seen a steady increase in high-end development over the past decade, with international brands expanding beyond the medina into larger-format resorts on the city’s outskirts. Route de l’Ourika, in particular, has become a corridor for these projects, as it’s close to the Atlas Mountains but still within easy reach of the airport and central Marrakech.

The Nikki Beach project includes a full spa with hammams, treatment rooms, and thermal facilities, alongside a 5,000-square-foot gym, indoor sports courts, and outdoor tennis and padel. There will also be a kids’ club.
The Marrakech development joins a growing list of Nikki Beach projects in destinations including Antigua, Ras Al Khaimah, Baku, and Muscat. Construction timelines have not been detailed beyond the 2028 opening window.
