IHG Hotels & Resorts has signed a new Six Senses resort and residential project in southern Utah, confirming plans for Six Senses Camp Korongo, a 480-acre development near Kanab slated to open in 2029. The project will be the brand’s first property in Utah and adds another remote, nature-driven destination to the growing Six Senses footprint in the Americas.
Located outside the small town of Kanab, the site sits within reach of several of the American Southwest’s most heavily trafficked national parks, including Zion, Bryce Canyon, Arches, and the Grand Canyon. The property is positioned on elevated terrain with broad canyon views and access to existing trail networks, reinforcing its orientation toward outdoor exploration and low-density development rather than resort clustering.

Plans call for 41 tented guest pavilions alongside 12 branded residences, making Camp Korongo a relatively intimate project by U.S. resort standards. The tented format aligns with Six Senses’ established playbook in remote environments, prioritizing minimal site disruption while still delivering full-service hospitality. A Six Senses Spa is also planned as a core component of the resort, alongside guided hiking, canyoneering, and astronomy programming tied to the region’s dark-sky conditions.
“This desert adventure” framing is intentional, according to Jolyon Bulley, chief executive officer of the Americas for IHG Hotels & Resorts. “Six Senses Camp Korongo will blend the brand’s distinctive values and touchpoints in a unique location while also underscoring our growth plan for the brand in the Americas,” Bulley explained.
Development is being led by Canyon Global Partners, a Larkspur, California-based firm focused on environmentally sensitive luxury projects in the Southwest. The architectural and design work is being handled by Luxury Frontiers, whose portfolio includes lodge-style and expedition-driven properties in Africa and the Americas. The firm is expected to lean into low-profile structures, natural materials, and site-responsive planning, rather than introducing large-scale built elements.

Homi Vazifdar, founder of Canyon Global Partners, pointed to the location as a defining factor. “Southern Utah’s combination of spectacular topography, recreational opportunity, and tranquility are a perfect match for Six Senses, whose distinct take on hospitality is rooted in wellness and sustainability,” said Vazifdar.
Operationally, Camp Korongo will sit alongside a small but expanding set of Six Senses projects across North America, including forthcoming openings in Mexico, Belize, Pennsylvania, and Colorado. Neil Palmer, Six Senses’ chief operating officer, described the Utah project as “places to truly connect with the landscape,” adding that it aims to “honor southern Utah’s unique setting while delivering the thoughtful, regenerative hospitality expected from Six Senses.”
Construction timelines have not yet been disclosed, but the 2029 opening positions Camp Korongo as a longer-lead project within IHG’s broader luxury pipeline.
