Design Hotels is significantly expanding its U.S. footprint through a new agreement with Palisociety, the Los Angeles-based independent hospitality company behind brands including Palihouse, Palihotel, Le Petit Pali, and ARRIVE.
The deal will bring 16 Palisociety-operated hotels into the Design Hotels portfolio over the coming months, representing more than 1,000 rooms across nine U.S. destinations. It’s the largest single portfolio addition in Design Hotels’ history and pushes the brand closer to a milestone of more than 100 hotels across the Americas.
The properties joining Design Hotels include well-known boutique hotels in Los Angeles, San Francisco, Seattle, Palm Springs, Napa Valley, Laguna Beach, Albuquerque, Wilmington, and Memphis—among them are Palihouse West Hollywood, Palihotel Palm Springs, Le Petit Pali St. Helena, ARRIVE Palm Springs, and Silver Lake Pool & Inn. Once integration is complete, the properties are expected to participate in Marriott Bonvoy, enabling members to earn and redeem points while maintaining the independent positioning that has defined both brands.
Founded by Avi Brosh, Palisociety has built a reputation for neighborhood-focused hotels that blend residential-style design with locally inspired food, beverage, and programming. The company currently operates more than 20 hotels and hospitality venues across the United States.
The agreement also gives Palisociety hotels access to Design Hotels’ sales, marketing, public relations, and digital services, as well as Marriott’s global distribution network. For Design Hotels, which now includes more than 300 independently owned properties worldwide, the addition strengthens its presence in key leisure and urban markets as demand for boutique and experiential accommodations continues to grow.
The expansion reflects a broader trend across hospitality: independent hotel brands increasingly seeking the reach of large loyalty and distribution platforms while preserving the individuality that appeals to design-conscious travelers. For Marriott, the addition brings a collection of highly differentiated boutique hotels into its orbit without requiring them to adopt a traditional brand standard.
