A newly reimagined three-bedroom private villa on the Ayung River adds a high-capacity stay option for families and small groups inside Mandapa’s Ubud resort.

Mandapa, a Ritz-Carlton Reserve, has quietly created a true residential-scale stay inside one of Bali’s most discreet resort settings.

The property has unveiled the Mandapa River Estate, a reimagined three-bedroom private villa set directly along the Ayung River in Ubud. The estate is now open for stays and immediately becomes the largest single accommodation at Mandapa, built for families and small groups who want space without giving up full resort access.

At 21,000 square feet, the estate feels more like a private compound than a villa. The layout includes three bedrooms anchored by a primary suite with an adjoining twin room, plus two additional en-suite bedrooms, bringing total capacity to nine guests. Indoor and outdoor living areas are designed for long stays: a full kitchen, indoor dining, an alfresco pergola, and a climate-controlled infinity pool that runs parallel to the river.

The estate sits beside a 500-year-old temple within the resort grounds and is entered through a traditional Balinese gate built according to Asta Kosala Kosali principles. The location keeps guests firmly inside Mandapa’s quiet jungle bubble; it’s both far from Bali’s coastal traffic and nightlife zones, but still reachable from Ngurah Rai International Airport in roughly 90 minutes by car.

Inside, natural materials dominate the design, with hand-painted murals and commissioned works from Balinese artisans throughout the space. Guests have a dedicated butler, known on the property as a Patih, and can request a private chef. Wellness programming, in-villa dining, and tailored experiences are coordinated directly from the estate, turning what is often a fragmented villa stay into an operationally seamless experience.

Our estate is one of the most exclusive private estates in the world, set amid rare natural beauty and ancient culture.”

The addition adds a new tier to Mandapa’s accommodation mix. The resort already offers 35 suites and 25 private pool villas, but the River Estate stands apart as a purpose-built option for groups who would otherwise look to fully private villas off-property.

Rates for the Mandapa River Estate start at $6,359 per night, with bookings now open.
