Mandarin Oriental Breaks Ground on New Miami Hotel and Residences
The Brickell Key development with Swire Properties will pair a new hotel with branded residences, where sales have surpassed $1.7 billion.

Mandarin Oriental has marked the groundbreaking of its new Miami hotel and branded residences on Brickell Key, advancing the luxury brand’s return to the waterfront enclave through its longstanding partnership with developer Swire Properties.
The ceremony brought together executives from both companies, project partners, and invited guests. Architecture firm KPF has designed the two-tower development, which will combine a Mandarin Oriental hotel with private residences and lifestyle experiences for guests and homeowners. No opening date has been announced.
The residential component has already generated substantial buyer interest: according to the announcement, sales at The Residences at Mandarin Oriental, Miami have surpassed $1.7 billion. Developed by Swire Properties, the residences extend the companies’ shared history on Brickell Key and reflect continued demand for homes associated with luxury hotel brands.
Mandarin Oriental currently has 16 residential developments in operation and a pipeline of 20 additional projects scheduled to open by 2031. Announced locations include Kanai in Mexico’s Riviera Maya, Grand Cayman, Puerto Rico, and West Palm Beach.
Miami will join a broader expansion encompassing hotels, residences, and mixed-use destinations. Mandarin Oriental’s announced portfolio growth includes Mallorca, Rome, and Cortina next year, among others.
