La Réserve Hotels & Private Homes will open its first Italian property on Oct. 16, expanding its Private Homes portfolio with a collection of six luxury serviced apartments in Florence’s historic Oltrarno district.

Housed within a restored 15th-century palazzo on Via Santo Spirito, La Réserve Firenze was meticulously restored by owners Grégory and Olivia Marciano, who acquired the historic building in 2022 after relocating to Florence with their family. The property comprises six one- to three-bedroom apartments, combining the privacy of a private residence with the services of a luxury hotel.

Guests will have access to amenities including a fitness center, library, private lounge and rooftop terrace overlooking the Arno River. A dedicated house manager and concierge will also arrange personalized experiences throughout Florence and Tuscany, including private cultural visits, wine tastings and in-residence dining.

The restoration was led by French design studio Gilles & Boissier, which preserved much of the palazzo’s original Renaissance architecture while introducing contemporary interiors. Original artworks and historic tapestries from the Marcianos’ personal collection have been incorporated throughout the residences alongside restored coffered ceilings, carved woodwork and frescoes.

Located on the left bank of the Arno, the Oltrarno neighborhood is known for its artisan workshops, galleries, and historic palaces, while remaining within walking distance of landmarks such as Palazzo Pitti and the Ponte Vecchio.

Upon opening, La Réserve Firenze will become the brand’s first property in Italy and the latest addition to La Réserve Hotels & Private Homes, which operates four hotels and seven private residences worldwide, including addresses in Paris and Cap Ferret. The Florence opening further expands the company’s residential-style hospitality concept, designed for travelers seeking the privacy of a private home with the services of a luxury hotel.
