Marriott Signs Agreement to Bring St. Regis to Kapalua Bay in Maui

Marriott will assume management of the 146-residence Maui resort ahead of a planned St. Regis conversion in 2027

Marriott International has signed an agreement to bring the St. Regis brand to Maui’s Kapalua Bay, transitioning the Resort at Kapalua Bay into one of the company’s luxury brands.

Under the agreement, Marriott assumed management of the oceanfront property on March 14, 2026, while ownership remains with Kemmons Wilson Hospitality Partners. The resort will continue operating as usual while undergoing a renovation, with plans to officially join the St. Regis Hotels & Resorts portfolio next year.

The property sits on roughly 25 oceanfront acres along Maui’s northwest coast within the larger Kapalua Resort community, one of the island’s most established leisure enclaves. The resort currently offers 146 multi-bedroom residences in a residential-style format rather than traditional hotel rooms, with accommodations ranging from 1,774 to more than 4,050 square feet and views of the Pacific Ocean or the surrounding tropical gardens.

Marriott said it will work alongside KWHP as the resort transitions to the St. Regis brand over the next year. The hotel will remain open throughout the renovation process.

Amenities at the resort include direct access to Kapalua Bay Beach, a cascading lagoon-style outdoor pool complex, and a 40,000-square-foot spa with 19 treatment rooms and ocean-view wellness facilities. The property also has 3,415 square feet of indoor meeting space and more than 30,000 square feet of outdoor event space. Guests additionally have access to nearby championship golf courses and tennis facilities within the Kapalua Resort community.

The repositioning will be led in collaboration with White Label Asset Management, which is overseeing the asset management and repositioning strategy for the property.

Marriott currently operates about 30 properties across Hawai‘i, with six additional hotels in development across the islands. Once the renovation is complete, the Maui property will become the newest St. Regis resort in the state.
