Kerzner International will bring its One&Only brand to Fiji for the first time, with a new resort and private homes planned for Nacula Island in the Yasawa archipelago. The property is scheduled to open in 2029, with sales for 20 private residences beginning this November.

The project is being developed in partnership with BSP Life, one of Fiji’s largest institutional investors. The alliance pairs Kerzner’s global hospitality portfolio with a local group that has long backed infrastructure and tourism projects across the South Pacific. For Fiji, the addition of One&Only marks one of the highest-profile luxury investments to date, arriving as the country looks to attract more long-stay and high-spend visitors.

Set on a 127-acre site, the resort will include 40 rooms, suites, and villas, six dining venues, and the brand’s Club One wellness center. Design plans call for a balance of contemporary architecture and traditional Fijian craftsmanship, with an emphasis on minimizing environmental impact. Access will be via a 30-minute seaplane transfer from Nadi International Airport, offering both ease of arrival and the privacy of the outer islands.

Sales for the 20 private homes will begin this November, well ahead of the resort’s 2029 debut. The joint venture with BSP Life also adds a layer of local weight: The insurer’s investment portfolio has grown more than threefold in the past decade, giving the project both financial backing and political support. Kerzner and BSP have also highlighted the role of Nacula’s traditional landowners, an important factor in a country where land rights and community partnership can determine whether large-scale developments succeed.

For Kerzner, the move into Fiji is as much about brand reach as it is about timing. With new One&Only properties set to open in Montana, Antigua, and New York’s Hudson Valley over the next three years, the company is accelerating its presence in markets that straddle leisure and residential demand. Fiji, with its protected natural assets and proximity to Australia and New Zealand, offers an emerging frontier for branded residences, a segment that continues to outpace traditional hotel development in value capture.

When it opens in 2029, One&Only Nacula Island will stand out not just as a new addition to Fiji’s hotel stock, but as part of a broader push by global brands to plant long-term stakes in the South Pacific.
