Virgin Limited Edition is expanding its footprint in Morocco with a new hotel development outside Marrakech, set to open in phases beginning early next year. The 37-suite property is being developed in partnership with Marrakech-based Sazanes Immobilier and is already under construction.
The project sits on a 25-acre private agricultural estate approximately 25 minutes from central Marrakech. Set in an active organic farm of citrus orchards, olive groves, and vegetable gardens, the hotel is designed as a low-density retreat with direct access to the city while remaining physically removed from the Medina. It will also operate in close proximity to Kasbah Tamadot, the group’s existing Atlas Mountains property, located about an hour away, allowing for a paired stay across two distinct settings.
The hotel will launch with 22 suites in its first phase in early 2027, with the remaining 15 suites scheduled to come online in early 2028. Bookings are expected to open in September 2026. A separate residential component tied to the estate is also planned.

Plans for the property include three restaurants, a chef’s table, and a speakeasy-style bar, with much of the food and beverage program supported by on-site agriculture. Wellness facilities will center around a traditional Moroccan hammam, alongside a 130-foot swimming pool. Additional programming will include tennis, padel, and horse riding, along with a curated schedule of cultural and on-property experiences.
Architecturally, the buildings are being integrated into the surrounding farmland, with a focus on local materials such as stone and wood. Interiors will feature works by Moroccan and African artists, and a dedicated events space is being designed to accommodate rotating exhibitions and cultural programming.

“Morocco has an incredible heritage of hospitality, and we are excited to bring our approach of offering exceptional experiences and service with soul to a second Moroccan setting,” said Joe Margison, CEO of Virgin Hotels Collection.
“We are delighted to be partnering with Sazanes Immobilier, who share our long-term vision and commitment to creating extraordinary escapes with people at their heart.”
